1. Events, Noise & Guests
- No parties or events at any time without prior written approval from the owner.
Quiet hours:
- Weekdays: after 8:00 PM
- Weekends: after 10:00 PM
- Approved events may require an additional fee, depending on size and nature of the gathering. We’re happy to discuss details in advance.
- Only registered guests may stay overnight.
- Daytime visitors are welcome but must leave by 10:00 PM.
2. Smoking & Prohibited Activities
- No smoking or vaping indoors at any time.
- Fireworks, hazardous materials, and all illegal activities (including drug use and harboring fugitives) are strictly prohibited.
- Only legally owned and permitted firearms may be carried or stored, per state and local laws.
3. Care of the Home
- Treat all furniture, appliances, décor, and amenities with care and use them only for their intended purposes.
- Please wash dishes before checkout and keep the property tidy.
- Linens and towels are provided; daily housekeeping is not included, but additional cleanings can be arranged for an extra fee.
4. Safety & Security
- Lock all doors and windows when leaving the property.
- A fire extinguisher (under the kitchen sink) and smoke alarms are provided and maintained. Notify us immediately if anything requires service.
- Guests accept all risks associated with the use of the property, pool, outdoor areas, and all facilities.
- There is no carbon monoxide detector on-site; by booking, you acknowledge and accept this.
5. Liability & Guest Responsibility
- The homeowners are not responsible for accidents, injuries, illnesses, or loss of personal items during your stay.
- We are not responsible for stolen items; please keep valuables secure.
- Disturbances or violations of rules may result in immediate cancellation of your stay without refund.
- Guest agrees to release, indemnify, and hold harmless the property owner from any and all claims, injuries, or damages arising from the use or occupancy of the property.
6. Utilities & Connectivity
- High-speed WiFi is provided as a courtesy.
- Internet outages, slow speeds, or interruptions are outside our control and not grounds for refunds.
- When leaving the home, please turn off lights and set the A/C to 74°F.
7. Stays, Weather & Cancellations
- No refunds for shortened stays or “ruined expectations” due to weather, personal emergencies, travel delays, or unexpected circumstances beyond our control.
8. Lost & Left-Behind Items
- Items left behind will be held for 30 days. After this period, they become property of the homeowner.
